The Capitol Theatre has been a mainstay in Hancock, New York since it was built in 1910. Originally the Odd Fellows Hall, it was later known as the Hancock Opera House, and in 1927 became the headquarters for the Harden Movie Theatres chain with theatres throughout the Catskills, Southern Tier, and Finger Lakes regions. This 15,000 square-foot building has undergone significant renovations in recent years and is in good structural condition.
The main floor comprises 5,000 square feet of 20'-high space with flexible seating for up to 125. The stage is approximately 17' deep by 45' wide including wings, and has access to the basement below and to the main floor on each side. The main performance space has two exits and large windows on each side. This space is outfitted with mercury vapor lamps, some miscellaneous spots and theatrical lighting. The proscenium has a full-width curtain, travelers, etc. The main floor also has one bathroom, a lobby, storage and lobby seating area.
The Mezzanine contains a 1000-sf balcony, currently used as dressing areas, storage, and a light/sound booth. It is open to and overlooks the main performance space. The top floor of the building has 5,000 square feet of miscellaneous rehearsal areas in need of renovation. This includes a 700-sf dance studio, a 2000-sf main rehearsal/gymnasium space, two additional rehearsal rooms (each approximately 300 square feet), and several other rooms for storage and rehearsal, as well as one bathroom. Basement is 5000 square feet, with full height ceiling, windows, walk-out separate street access. There is one bathroom in the basement, as well as storage, mechanical systems and incoming services, and undercroft below main stage with access to under-stage catwalk and wings.
The building is of masonry, steel, and wood construction, and is in good structural condition, except for concrete parapets in need of pointing and beam reinforcement in the third-floor gymnasium space. Recent improvements include main floor insulation and sheetrocking, new windows, new roof, new handicap ramp and entry stairs, new HVAC on main floor, and facade renovation.
